Fair Housing Policy

Navira Property Management LLC is committed to equal housing opportunity. We manage every property, screen every applicant and serve every resident in full compliance with the federal Fair Housing Act (42 U.S.C. §3601 et seq.), the Texas Fair Housing Act (Texas Property Code Chapter 301), and applicable local ordinances.

Our commitment

We do not discriminate — and we do not permit the owners we represent, our staff or our vendors to discriminate — in the rental, marketing, terms, conditions, privileges or services of any dwelling on the basis of:

  • Race
  • Color
  • Religion
  • Sex (including sexual orientation and gender identity)
  • National origin
  • Familial status (households with children under 18, pregnant persons and those securing custody of a child)
  • Disability
  • Any additional class protected by the ordinance of the city or county where a property is located — for example, the City of Austin also protects age, marital status, student status, creed, sexual orientation, gender identity and source of income.

Uniform tenant selection criteria

Every applicant for a Navira-managed home is evaluated against the same written Tenant Selection Criteria, which cover income, rental history, credit, criminal background (evaluated individually, not by blanket exclusion) and occupancy. As required by Texas Property Code §92.3515, the criteria are made available to every applicant before an application fee is collected, and every declined applicant receives written notice of the grounds for denial. Advertising

All property listings are written to describe the property, not the preferred resident. We do not use language that states or implies a preference, limitation or exclusion based on a protected class. Every listing carries the Equal Housing Opportunity logo or statement.

Reasonable accommodations and modifications

We will grant reasonable accommodations in rules, policies, practices and services, and permit reasonable modifications to a dwelling, when necessary to afford a person with a disability equal use and enjoyment of the home. Requests may be made verbally or in writing to your property manager and will be handled promptly and confidentially. Assistance animals are not pets and are not subject to pet fees or breed restrictions.

Owner obligations

Property owners who engage Navira agree, as a condition of the management agreement, to abide by this policy. We will decline any instruction from an owner that would require us to discriminate against an applicant or resident, and we will terminate management where an owner insists on such an instruction.

Training and accountability

Our broker and all staff involved in leasing complete fair housing training at least annually, and all leasing decisions are reviewed by the Broker of Record. [CONFIRM: training cadence and provider.]

You also have the right to file a complaint with the U.S. Department of Housing and Urban Development (HUD) at 1-800-669-9777 or hud.gov/fairhousing, or with the Texas Workforce Commission Civil Rights Division at 1-888-452-4778.
