Sets the $129 / $159 Standard tier for this door.

Management plan

Both plans include leasing, screening, rent collection, 24/7 maintenance line, statements, 1099s and standard inspections. No setup fee.

Choose a management plan

Repairs are billed at vendor cost plus a 10% coordination fee (capped at $100 per work order; none under $100).

Vacant property election

What we do while a home sits empty between tenants. You can switch later with 30 days' written notice.

Make-ready coordination is 10% of turnover cost (capped at $350, waived under $500) under either option. Utilities stay in your name during vacancy.

Reserve and maintenance

Your maintenance reserve and how repairs get approved.

$500 per door, held in trust and refunded at termination.

Repair approvals

Under $500 we authorize directly. $500–$1,500 needs your written approval. Over $1,500 needs your approval plus two competing bids. Emergencies are handled immediately and you're notified within 24 hours.

Insurance

Required under Section 9 of the agreement.
